More on Austin Water Removal:
Water is a very sneaky element. It loves to hide and your home has all the perfect hiding spots. Some of the most common spots in your home that water can hide are in the spaces in your walls, behind your cabinets, under your flooring, and in your ceiling. Once water has made it to these places, it can be very tough to detect and very difficult to remove. Some common signs of trapped moisture can be dark spots on your walls or ceilings, swollen baseboards, swollen door trim, swollen cabinets, cupping and bowing of your floor, mold or mildew growth and strong musty odors. Trapped water can remain for months and if the water is not removed it can cause serious damage to your home and your health. Most of the times the damages can be larger than they appear on the surface, so we recommend you call us right away so we can take a first-hand look at the problem. We can then customize a game plan that works best for you. Below are some steps we take to remove water and some steps you can take if you decide to take on the job yourself.
Water Removal Steps We Take:
We determine how the water came in and address the necessary repairs.
We use moisture detecting equipment to determine what is wet, how much it is wet and how far the damage has spread.
We complete full documentation of the damage including sketches, photos, videos and dry books for your records and for insurance billing purposes.
We extract any and all standing water on your tile, wood, carpet or hard surface flooring.
We carefully move your furniture and contents out of the work area while documenting any damaged furniture in the process.
We remove any non-salvageable water damaged materials such as wet baseboards, wet drywall, wet insulation, wet carpet, wet carpet pad, etc. As well as any material that might stand in the way of drying the structure. We drill holes under the baseboard line to open up the wall cavities.
After drying we treat the water damaged area with an anti-microbial to kill any mold spores present and to prevent mold from growing. Anti-microbial is applied to your wall cavities, walls, ceiling and floors, leaving your home or office safe to begin the reconstruction process.
We bill directly to your insurance company in most cases with no out of pocket cost to you.
Water Removal Steps you can take:
Try to determine how the water made its way in your home. Most common ways are improper drainage, unsealed windows, loose p-traps, missing shingles, trim nails in water lines and leaking plumbing fixtures such as faucets and toilets. Take precaution if the water is sewage-related. Take plenty of photos.
Determine what is damaged and how large of an area is affected. We recommend using some sort of moisture detecting equipment. Make sure to take photos of your readings.
Remove all non-salvageable materials. This is materials that have lost their shape or size and that are damaged beyond repair. The main idea during the demolition process is to open up the area where the water is trapped providing a means of escape for evaporating moisture. This can be done by removing toe kicks on cabinets, removing small sections of drywall on the ceiling or taking off the baseboard and drilling holes to open up the wall cavities. If the loss is sewage related a good rule of thumb is to remove everything the water has touched. If you are worried about dust you can use a HEPA air scrubber to filter the air. Take plenty of before and after photos.
The faster users can remove the water the better. This can be done by directing air movement into the affected areas to help speed up the evaporation process. You can use commercial drying fans or you can use box fans. Box fans may take longer to do the job. This process can take several days so be sure to use your moisture meter daily to check the moisture content of the materials you are drying. Take plenty of photos.
With rapid evaporation comes elevated humidity. High humidity can also cause damage to your home. The water has to travel somewhere. To help keep the humidity down you can use dehumidifiers to remove the moisture from the air. In some cases, your central A/C unit can perform this task. If the humidity is low outside you can also open up your windows. Caution is advised with this step due to rodents coming in or thieves having easy access. Take plenty of photos.
Once everything is dry you can take another step and treat the affected area with an anti-microbial chemical using a pump-up sprayer or fogging machine. This is to rid the area of any decontaminates, kill any mold spores and to prevent mold from growing. If it is sewage water then this step is recommended before removals, after removals, and after the area has been dried.
